It was just days ago that we let you know about Governor Polis removing all late fees for renters across the state of Colorado. According to Denver Post, Governor Polis has now reinstated a state eviction moratorium.

This was first in place when the coronavirus pandemic first hit the United States in March, but the moratorium ended in June. Then at the beginning of last month (September), the Center for Disease Control and Prevention issued a national eviction moratorium which ends at the end of the 2020 calendar year.

Essentially at this point, landlords can still take tenants to court, but then it's up to a judge to decide whether each certain situation is covered by this order. As you would expect there are people on both sides of the fence for this issue.

But with this new statewide eviction moratorium put in place by Governor Polis, it gives renters an extra level of security if the CDC order fails. This order is for anyone experiencing "financial hardship due to COVID-19". The order applies to both month-to-month renters or those who are locked in for a longer agreement.

This new order is set to expire in just 30 days, but it's very possible that it gets extended next month.

Housing industry representatives say this type of action from Gov. Polis is not needed as nine out of ten renters in Colorado have been able to pay rent throughout this pandemic.
