Grand Junction has seen a revolving door of restaurants at this North Avenue location. What will it take for a restaurant to survive at this venue?

Looking back 30 years, this building at 2839 North Avenue was home to a pretty decent steakhouse. If memory serves, it was a Western Sizzlin' for the better part of 20 years. Following that run, it was home to an all-you-can-eat Chinese buffet, a sports-themed restaurant, and then a handful of flash-in-the-pan joints.

Grand Junction is home to several such locations. What's the average lifespan of a business located on the ground floor of the St. Regis building at 4th and Colorado? One or two years at best?

Where this North Avenue building is concerned, there is the matter of several national competitors located within a half mile. Let's face it, Texas Roadhouse makes for some stiff competition. For that matter, there are two locally owned BBQ restaurants just across the street. Both have established tremendous momentum.

One major strike against this location would be the difficulty involved when trying to get in or out of the parking lot. Making a left turn out of the lot requires either an act of Congress or divine intervention.

If you've been in the building before, you know it's a nice layout. The building offers ample square footage, a smart build-out, and a "private" seating area. The motif is straight out of the late 1970s, but that's easy to change.

What restaurant would you like to see here? Since national chains have the bucks to build from scratch, and typically enjoy corner lots, it is likely this will remain a location operated by independent small business owners. Of course, businesses other than restaurants might express an interest in the building.
